COST PER SQUARE METRE

This question is often asked by consumers phoning into the office -“what is the cost of building per square meter these days”?

A cost per square meter can only be a rough estimate when based on the same ingredients in the mix as well as the same configuration on plan and position, of a structure already built. To illustrate the misnomer of a cost per square meter considers the following:

House A has a Room size of 4m x 5m = 20 m2
House B has a Room size of 10m x 2m = 20 m2

Both have a 20m2 surface area but:

House A has 18 running meter of walling and finishes
House B has 24 running meter of walling and finishes

Therefore House A will be the cheaper option per square meter despite them both being 20m2.

The configuration of the walls or plan is what determines the price of the basic construction element.

TO ACHIEVE A MORE ACCURATE ESTIMATE YOU WILL NEED

Finishes Specifications – It stands to reason that the cost of constructing a standard garage or pool-shed will be far lower than for an “upmarket” house with expensive carpets, windows, fittings etc.

Wall to Floor Ratio – The shape of a building affects the cost. For example, the total wall area required for a square building will be less than that for a rectangular one but still provide the same floor area.

Floor to Ceiling Height – A building with a greater floor to ceiling height will obviously cost more as additional wall area is required to enclose the floor area.

Plumbing and Electrical Installations – The number of plumbing installations such as toilets, bathrooms etc. can significantly change the total cost of a building. This also applies to electrical installations e.g. air-conditioners, automatic gates, and geysers.

Internal Walls – The number of internal walls and partitions will have an effect on the overall cost of a building.

Region – Construction costs vary between different regions in South Africa.

General – Paving, swimming pools, tennis courts etc. also affect building costs.

What does it cost to build your dream home? (Budget)

After the purchase and transfer of the land, you need to determine a realistic budget for the overall Project. It is important to be aware and budget for all necessary expenses up front, in order to avoid disappointment with unbudgeted expenses later on in the project. The overall Project Budget should include the Building Cost, Professional Fees as well as all other expenses that can be reasonably expected for this kind of project.

Building Cost:

Building cost is dependent on the quality of finishes and level of detail in the design of the building. They cost on average between R8000 and R13000/m² to build in the current market (refer to AECOM Estimating Guidelines 2020) link to PDF document. Although it is possible to build a low-cost house for less than R5000 it is also possible to spend in excess of R20000/m². Building cost is determined by the quality of the finishes and the complexity of the details and difficulty of construction of the building.

The best place to find out a realistic building cost is from a registered Quantity Surveyor or from historical data on the Estate or in the area where you want to build.

Building Cost consists of the following components:

Construction:

This is the cost of the basic construction of the building, the bricks & mortar, doors & windows, plaster & paint, etc. that is quoted by the main contractor – that is – Pro-aesthete Interiors & Construction (Pty) Ltd. This includes all items required to complete the basic shell of the building

PC Amounts and Specialist Items:

PC Amounts are monetary allowances for items to be used in the construction of the building that has not been finally decided yet at the time of the tender process. These items include a rate per square meter for tiles, etc.

Specialist items are those that we here at Pro-aesthete Interiors & Construction (Pty) Ltd. do a pre-shopping analysis on and when the client actually – upon selection – decide which of these to choose, we and the client would go and shopping these items. These may include items such as built-in cupboards, kitchen, furniture, light fittings, bathroom fittings and accessories, and any other special items to be selected by the Client. An amount, referred to as a PC amount (prime cost) is allowed for each of these items at the tender stage to ensure that a realistic building cost is reflected.
